We manage flats in four cities. Every market has its own season shape, its own guest mix and its own set of chores. These are the notes we keep against each one.
Season: Demand holds through the working year, with peaks over public holidays and conference weeks. Weeknights are often stronger than weekends.
Guest mix: Stays of two to five nights, plus couples on short breaks.
Operations: Fast check-in and dependable weekday turnover matter most here.
Season: Friday to Sunday carries the week, with sharp spikes over long weekends. Midweek stays quiet.
Guest mix: Short city visits and small groups, usually two or three nights.
Operations: Friday changovers are claimed early, so cleaning windows stay tight.
Season: June to September carries the year. Winter sits quiet and rates soften.
Guest mix: Families and friend groups, with longer stays in July and August.
Operations: Winter is the maintenance window for repairs and inventory checks.
Season: The calendar runs evenly, with fewer holiday spikes than the other three.
Guest mix: Business and referral travel, often five nights or more.
Operations: Linen cycles and utility readings are tracked on a monthly rhythm.
